Precinct 5
Precinct 5 contains the most valuable development sites on the Point. The immediate beach access and views across to the harbour makes these sites unparalleled in Durban or in fact Africa itself.
The new loop-road system will enhance the traffic movement and afford opportunities for the most interesting residential and mixed-use developments.
The plan allows the sites to be developed progressively to the Harbour Entrance, where a signature building will mark the end of the promenade and the development. The architectural character of the development will be a series of high-rise buildings rising from a podium. Encouragement is given to terraced development and staggered setbacks to create diverse massing. The inclusion of swimming pools and recreation areas are also encouraged within the podium.
Along the street front boulevard and the promenade, opportunity exists for the inclusion of restaurants, bars and other tourist related activity without affecting the amenity of the precinct.
